Hybrid Maintenance Technician / Carpenter / Cleaner

Patriot Properties is seeking a dependable, skilled, and detail-oriented Hybrid Maintenance Technician to support our multi-family residential and short-term rental properties.

This unique role combines maintenance, renovations/carpentry, and cleaning responsibilities, making it an essential part of our property operations team. The successful candidate will help maintain property standards, complete apartment renovations, prepare units for occupancy, and support the overall appearance and functionality of our communities.

The ideal candidate is self-motivated, adaptable, and takes pride in delivering high-quality work across a variety of tasks. This position is well-suited for someone who enjoys hands-on work, problem-solving, and contributing to both the technical and presentation aspects of property management.

Schedule

  • Monday–Friday, 8:00 AM – 4:30 PM

  • 30-minute unpaid lunch

  • Full-time (40 hours per week)

  • Rotating on-call weekend schedule required

Key Responsibilities

Maintenance & Repairs

  • Complete daily work orders in occupied and vacant units

  • Troubleshoot and repair household appliances, including refrigerators, stoves, dishwashers, and more

  • Perform basic plumbing, electrical, drywall, and general maintenance repairs

  • Replace light fixtures, HVAC filters, and other building components

  • Identify maintenance concerns and proactively recommend solutions

  • Participate in the rotating on-call schedule as required

Renovations & Carpentry (Unit Turns)

  • Perform interior demolition and preparation of apartment units

  • Install luxury vinyl plank (LVP) flooring, including glue-down applications

  • Install replacement windows and trim

  • Complete interior painting, including walls, ceilings, doors, and trim

  • Install appliances, toilets, shower surrounds, blinds, and other fixtures

  • Perform drywall repair, patching, and finishing work

  • Prepare renovated units for move-in readiness with exceptional attention to detail

Cleaning & Property Support

  • Clean and prepare apartment units after move-outs

  • Clean and maintain common areas, including hallways, stairwells, and shared spaces

  • Prepare and clean short-term rental units between guest stays

  • Assist with carpet cleaning and floor care as needed

  • Assist with apartment showings and provide unit access to prospective residents

  • Maintain overall property cleanliness, curb appeal, safety, and presentation standards

General Responsibilities

  • Travel between two company properties as needed

  • Utilize smartphone-based systems for work orders, communication, documentation, and project updates

  • Maintain organized, safe, and professional work areas

  • Communicate professionally with residents, guests, vendors, and team members

  • Adapt to changing priorities and operational needs throughout the workday

  • Support maintenance, renovation, and cleaning projects as assigned

Qualifications

  • 2+ years of experience in apartment maintenance, renovations, construction, or a related field

  • Strong skills in carpentry, flooring installation, painting, basic plumbing, and general repairs

  • Experience with apartment turns, cleaning, housekeeping, or hospitality operations preferred

  • Ability to work independently and manage time effectively

  • Strong attention to detail and pride in workmanship

  • Comfortable performing a variety of maintenance, renovation, and cleaning tasks

  • Ability to safely operate hand and power tools

  • Valid driver's license required

  • Reliable personal vehicle required

  • Ability to lift and carry 50+ pounds regularly

  • Proficiency with smartphone applications, email, texting, and digital work order systems

  • Experience with AppFolio Property Manager or similar property management software preferred

  • Work performed primarily across two company properties

  • Consistent, year-round employment with a steady pipeline of maintenance and renovation projects

  • Employees are required to use their own reliable vehicle for travel between properties

  • Employees are reimbursed for approved mileage incurred while clocked in and traveling between company properties during their scheduled workday. Mileage reimbursement is reflected on each paycheck, when applicable.

  • This position is primarily independent, while also requiring collaboration with team members based on operational needs and project requirements.
